Why is my roof leaking? The common causes, in order

Most domestic roof leaks are not the tiles. In order of how often we find them: chimney or abutment flashing, a slipped or cracked tile, a blocked valley or gutter, perished flat roof felt, and finally loft condensation being mistaken for a leak.

Missing or slipped tiles: how urgent is it really?

One slipped tile on a roof with sound underlay is not an emergency, but it should be booked within a few weeks. A missing tile with visible daylight or perished underlay beneath it is urgent, because every shower is now going straight onto the timber.

Storm damage: what to do first and what insurance covers

Stay off the roof. Photograph everything from ground level, contain any water inside, isolate affected electrics, then book a make safe. Most home policies cover storm damage subject to your excess, and insurers want photos plus a written scope from a roofer.

Damp patch on the ceiling: leak or condensation?

A leak follows the rain and makes one defined stain with a tide mark. Condensation shows up in cold, still weather, spreads across a wider area with no clear edge, and is usually worst in the coldest corners of the ceiling.
