Ridge tile replacement: mortar bedding vs dry-fix ridge
Ridge tiles cap the apex of your roof. When the mortar bedding fails — which it will on every traditional roof eventually — they crack, lift in wind and let water track down inside the loft.
Why mortar-bedded ridges fail
Mortar is rigid; roof timbers move. Over 30–60 years the mortar cracks, water gets in, frost expands the cracks and the bond fails. On most pre-2000 roofs across Hampton, Hampton Hill, Twickenham and Teddington, the original mortar is now well past its design life.
Dry-fix ridge — the modern alternative
Dry-fix systems use a mechanically fixed ridge batten with a sealed flexible roll under each tile. No mortar, no cracking, no re-bedding ever needed. Building regs have effectively made dry-fix the standard for any new roof since 2015. We recommend converting on most re-ridge jobs unless the property is in a strict conservation area that prefers mortar.
Re-bedding vs full re-ridge conversion
If only a few ridge tiles are loose, re-bedding the affected section is cheaper. If the whole ridge line is cracked or moving, a full strip-and-dry-fix conversion is better value over 10+ years — and comes with a manufacturer guarantee.
Hip tiles count too
Same logic applies to hip tiles on hipped roofs — common on Edwardian semis in East Sheen, Twickenham and Richmond. We dry-fix hips on the same visit when scaffolding is already up.
