Roof moss removal: when it matters and when it doesn't

Moss on a roof is mostly cosmetic — until it isn't. Heavy moss growth blocks the gap between tiles, holds water against the surface, and dumps clumps into gutters that then overflow into walls and soffits.

When moss is actually a problem

Thick mats over plain clay tile and slate (common on Hampton Hill terraces and East Sheen Edwardians) trap moisture and accelerate frost damage. On concrete interlocking tiles moss is usually cosmetic only — the tiles are designed to shed water regardless. Gutters full of moss debris are always a problem because they cause overflow into the fascia and wall behind.

Manual removal vs chemical treatment vs pressure washing

We manually scrape moss with a roof-safe blade, then bag and remove. Chemical biocide treatments are a 6-month preventer, not an instant clean. Pressure washing is almost always the wrong answer on a residential roof — it strips the protective coating off concrete tiles and can drive water under slates and tiles.

What's included in a typical moss job

Scaffold or roof ladder setup, manual scrape across the affected pitch(es), full gutter clear and downpipe flush, debris removal off-site, optional biocide treatment for slower re-growth. Photo-documented before and after.

Frequency

Most North-facing pitches in shaded streets (mature tree cover is common across East Sheen, Richmond, Teddington and Hampton Hill) benefit from a moss clear every 3–5 years.

FAQs

Will moss really damage my roof?

On slate and plain clay tile, heavy moss accelerates frost damage and traps moisture. On concrete tiles it's mostly cosmetic. The bigger structural issue is moss in gutters causing overflow.

Do you pressure wash roofs?

No — we strongly advise against it on residential roofs. We manually scrape, which is slower but doesn't damage the tile surface or drive water under joints.

How much does it cost?

A typical 3-bed semi roof moss clear with gutter flush is usually £350–£650 depending on access and pitch coverage.
