Roof repair costs: what drives the price up or down

Two houses on the same street can get very different quotes for what looks like the same repair. The difference is almost never the roofer's day rate — it's access, height and how far the water has already travelled.

The four things that set the price

Access (can we work off a ladder and a roof ladder, or does the job need a scaffold tower or full scaffold?), height and pitch, the material being matched, and whether the repair is one localised area or a scattered set of failures across the slope.

Why scaffolding changes everything

A tile replacement that takes twenty minutes on the roof can still need a half-day scaffold erection and a strike afterwards. Where a job is genuinely small and safe from a roof ladder, we say so and price it that way. Where it isn't, the scaffold is a real line on the quote, not padding.

Matching materials on older roofs

Reclaimed clay pantiles, hand-made plain tiles and Welsh slate all cost more than a modern concrete equivalent and sometimes need sourcing. On period stock across Hampton, Teddington and Twickenham we price the match honestly rather than quietly fitting a near-enough tile that will always look wrong.

When a repair stops being the cheap option

If the battens are soft, the underlay is shredded and nail fatigue is general across the slope, patch repairs become a rolling cost. We will tell you when repeated repairs are going to cost more over five years than a re-roof, and show both numbers.

Getting a quote you can actually compare

Ask every roofer for the same breakdown: access/scaffold, labour, materials, waste removal, and what is excluded. Quotes only look wildly different when one of them has left something out.

Do you charge for a quote?

No. On-site quotes are free across our coverage area and we give you the scope in writing rather than a verbal number.

Is the cheapest quote usually the problem?

Not always, but check what is excluded. The most common gap is scaffolding, followed by waste removal and any timber replacement found once the tiles are off.

Can you give a price over the phone?

We can give a realistic range for common jobs once you describe the property and what you can see. We won't commit to a fixed figure without looking, because hidden timber damage is the usual surprise.
