Fascia, soffit and guttering costs explained
Most fascia quotes come in per metre, which makes them look simple to compare. They aren't, because two contractors can be quoting two completely different jobs.
Capping over vs full replacement
Capping means fixing uPVC over the existing timber. It's quicker and cheaper, and it's fine when the timber underneath is dry and sound. Full replacement strips the timber out entirely. If the old boards are soft, capping just hides the rot.
What the metre rate should include
Removal and disposal of the old boards and gutters, new fascia, soffit, gutter, brackets, downpipes, and re-dressing the felt or fitting eaves protection where the underlay has perished at the edge.
Eaves detail is where corners get cut
The underlay at the eaves is usually rotten on older roofs. Fitting an eaves protector strip while the fascia is off costs very little and stops water dripping behind the new gutter. Ask whether it's included.
Access and property shape
Bungalows and simple semis are quick. Three-storey terraces, awkward rear returns, conservatories underneath and long unbroken runs all add access time before a single board is fitted.
Colour and profile choices
White is standard. Black, anthracite grey, rosewood and black ash woodgrain finishes typically carry a small uplift. Ogee gutter profiles suit period frontages better than half-round.
FAQs
Not always, but they're usually the same age and the access cost is shared, so doing both at once is normally better value than returning later.
A typical semi is one to two days once access is set up. Larger detached or three-storey properties take longer, mostly because of access.
Yes — removal, disposal and site clean-up should be in the quote. Always check, because it's a common omission.
