Roof repair cost by job: tiles, flashing, chimney, valley, ridge and felt

People often assume a repair is priced by how big the damage looks. It is not. A hand sized hole in a valley can cost several times a whole row of slipped tiles, purely because of where it sits and what has to be built to reach it safely.

The short answer

Repair prices track access and skill, not the size of the damaged area. A slipped tile reached from a roof ladder is the cheapest job on the roof. A chimney re flash is one of the dearest, because it needs a working platform and lead work that has to be right first time.

Slipped or cracked tiles

The cheapest repair there is, provided the roof can be reached safely from a ladder and roof ladder and the tile can be matched. Cost climbs when the tile is obsolete, when nail fatigue means the neighbours will follow within a year, or when a tower is needed to get up there.

Lead flashing at walls and abutments

Old lead splits along the fold and mortar above it washes out. A proper repair means raking out the chase, forming new lead in code appropriate lengths with laps rather than one long strip, wedging it and repointing. Length of run and access set the price.

Chimney work

Re flashing a stack sits at the top end of repair pricing because the stack usually needs a scaffold or tower, and the work combines lead, pointing and sometimes a new flaunching to the pots. Doing pointing, flaunching and flashing in one visit is far cheaper than three separate returns.

Valleys

A valley repair means lifting the tiles on both sides, replacing the lining, and re bedding or re cutting the tiles back in. That is why it costs more than the visible damage suggests. Fibre cement and old lead valleys are the usual candidates on period stock.

Ridges and hips

Mortar bedded ridges fail progressively as the mortar carbonates and cracks. Re bedding a few tiles rarely lasts. Converting the run to a dry fix system costs more on the day and stops the repeat visits, which is why we quote both and let you choose.

Flat roof felt repairs

A localised patch to a split lap is inexpensive and honest when the rest of the covering has life left. Where the felt is brittle across the whole area, patching becomes a rolling cost and we will say so rather than sell you a patch every autumn.

What makes any repair more expensive

Scaffold requirement, roof height, pitch over about 40 degrees, obsolete materials, and leak tracing where the entry point is not obvious. Of those, scaffold is the one that most often doubles a small job.

Why is a small repair still a minimum charge?

Any visit involves travel, safe access setup and two people where working at height requires it. Below a certain size the cost is the visit, not the work, which is why bundling jobs into one attendance is better value.

Is it worth repairing an old roof at all?

Often yes. If the underlay and battens are sound, targeted repairs can add years. Where nail fatigue is general and the underlay is shredded, we will show you the numbers for both routes.
