Fascia, soffit and guttering is the cheapest way to protect a house from rot and damp, and one of the most over-quoted jobs out there. Here's what it should actually cost.
Per-metre ballpark
Full uPVC fascia, soffit and guttering replacement runs roughly £60–£100 per linear metre fitted, including capping or replacing the timber, new fascia and soffit board, half-round or square gutter, and brackets. Downpipes, hoppers and corners are added per item.
What drives the price
The length of the roofline, the number of storeys (scaffold or tower access on a two-storey house adds cost), whether the existing timber is rotten and needs full replacement rather than capping, and extras like bird-comb, fascia vents and new downpipe runs.
Capping vs full replacement
'Capping' (cladding over existing timber) is cheaper but only sensible if the timber underneath is sound. On most older houses the timber is soft, so a full tear-off and replace is the honest option — capping over rot just hides the problem for a few years.
