Slipped roof tile repair: causes, cost and how to fix it
A slipped tile is the most common single roof issue we see across West London. Caught early, it's a cheap fix. Left alone, it's how most ceiling-collapse leaks start.
Why tiles slip
Three causes: nail fatigue (the original galvanised nails rust through after 50–80 years), batten rot (the timber the tiles hang from has gone soft), or storm-lifted tiles that didn't quite come off but no longer sit flat. On older concrete-tile roofs across Hampton, Hampton Hill and Twickenham, nail fatigue is by far the most common.
The right fix vs the wrong fix
Wrong fix: someone climbs up, slides the tile back into place and leaves. It'll slip again within months. Right fix: lift the surrounding tiles, replace the failed nail with a stainless tingle clip, check the batten, refit. That's a 20-year fix, not a 6-month one.
When one slipped tile means a bigger problem
If you can see one slipped tile from the ground, there are usually 3–6 more across the roof that haven't moved yet. We always survey the whole roof when called for a single slip and quote the full picture, not just the visible tile.
Cost ballpark
A single tile re-set with tingle clip on an accessible roof: typically £150–£300 including a basic safety setup. Multiple tiles or scaffold-required jobs scale from there. We quote on a fixed-price basis after inspection — no hourly drift.
