When roof work needs planning permission

Most repairs need nothing. The trigger points are changing the appearance, changing the shape, or being in an area with additional controls.

Like-for-like repairs

Repairing or replacing a covering with a materially similar one is usually treated as maintenance and doesn't need permission on an ordinary house.

Changing materials

Switching from slate to concrete tile, or vice versa, changes the appearance of the building. On listed buildings and in conservation areas this is the point where you check first, not after.

Dormers and roof extensions

Some dormers fall within permitted development, subject to volume, position and whether the rights have been removed. Front-facing dormers are the ones most likely to need consent.

Roof windows

Usually permitted development within limits on projection and position, but again restricted on listed buildings and often on principal elevations in conservation areas.

Building regulations are separate

Permission and regulations are different things. Structural alterations, new openings and significant re-covering can engage building regulations even where planning isn't needed.

The local authority's planning pages will confirm it. We'll flag it if the street is one we know to be designated, but the authority is the definitive source.
