New roof cost: what a re-roof really costs in 2026
A new roof is one of the bigger jobs a house ever needs, and online calculators are useless because they ignore scaffold, access and what's under the tiles. Here's how we actually price a re-roof.
Ballpark fitted prices
Concrete tile re-roof: roughly £120–£180/m². Plain clay tile: £160–£230/m². Natural slate: £190–£300/m². These are all-in figures including strip-out, new breathable membrane, treated battens, dry-fix ridge, and waste removal — but not always scaffold, which we itemise separately.
What drives the price
Roof size and pitch, covering choice (slate costs far more in labour than tile), scaffolding and access, the condition of timbers and any rot found on strip-out, chimney and lead work, and whether you upgrade insulation while the roof is open.
Real examples from our jobs
Three-bed semi concrete-tile re-roof in Hampton with dry-fix ridge: ~£7,000–£10,000. Edwardian terrace slate strip-and-relay in Hampton Hill with lead valleys: ~£12,000–£18,000. Bungalow re-roof in Feltham: ~£5,500–£8,000. Every job is quoted fixed-price after a survey.
How to compare quotes fairly
Insist on an itemised quote: strip and dispose, membrane, battens, covering, ridge/hip system, lead work, scaffold, and VAT. A single lump-sum number with no breakdown is impossible to compare and usually hides where corners will be cut.
FAQs
Most domestic re-roofs take 5–10 working days depending on size, covering and weather. Slate takes longer than tile because every slate is hung by hand.
We always itemise scaffold separately so you can see the cost clearly. It's essential for safe re-roofing and we arrange it as part of the job.
We can give a rough ballpark from photos, but a fixed price needs a site survey — what's under the tiles drives too much of the cost to guess remotely.
