Condensation and poor loft ventilation

Loft condensation has become far more common as houses have been insulated and draught proofed. Warm, moist air from bathrooms, kitchens and drying laundry rises into a cold loft, meets the cold underside of the roof and turns back into water.

The short answer

If the damp appears in cold, still weather rather than during rain, is spread widely across the underside of the roof, and shows as droplets or frost on the felt and nail points, it is condensation. The fix is ventilation at the eaves and high level, not roof repairs.

How to tell it apart from a leak

A leak gives one defined stain with a tide mark that darkens during and after rain. Condensation is widespread, has no clear edge, and is worst on cold, dry mornings. In a bad case you will see droplets hanging from nail points and dark mould speckling on the underside of the felt and the rafters.

Where the moisture comes from

An ordinary household puts out a surprising volume of water vapour every day through cooking, washing, showering and drying clothes indoors. Any gap into the loft carries it upward: a poorly sealed loft hatch, downlighters, waste pipe penetrations, and bathroom extractor fans that vent into the loft space rather than to outside air.

Why better insulation made it worse

Topping up loft insulation makes the loft colder, because less heat escapes into it. That is the point, but it also means the underside of the roof is colder, so vapour condenses more readily. Insulation stuffed tight into the eaves also blocks the only ventilation path the roof had.

What proper ventilation looks like

Air needs to enter low and leave high. That means a clear gap at the eaves, usually via over fascia vents or soffit vents with baffles keeping the insulation clear, plus high level ventilation at the ridge or through tile vents. A breathable underlay helps but is not a substitute for a designed air path.

The quick wins before any roof work

Vent the bathroom and kitchen extractors to outside, not into the loft. Insulate and draught seal the loft hatch. Pull insulation back from the eaves to reopen the airflow. Dry laundry with a window open or a vented dryer. These cost very little and often solve the problem entirely.

When it needs roofing work

Where the eaves are sealed by uPVC soffits with no vent, or the roof is a shallow pitch with no ridge ventilation, vents have to be added. Over fascia vents fitted during a roofline replacement, plus tile vents high on the slope, are the usual answer and are inexpensive alongside other work.

Why it is worth sorting

Persistent loft condensation rots battens, corrodes fixings and soaks insulation so it stops working. It is a slow problem rather than an urgent one, but it quietly shortens the life of the whole roof structure.

Is loft condensation dangerous?

Not immediately, but left for years it rots timber, corrodes nails and ruins insulation, and the mould it grows is worth clearing on health grounds alone.

Will a few tile vents fix it?

High level vents only work if air can get in low down. We check the eaves first, because a ridge vent above a sealed eaves does very little.

My bathroom fan goes into the loft. Is that a problem?

Yes, and it is one of the most common causes we find. It should be ducted to a tile vent or through the soffit so the moisture leaves the building.

Can you tell the difference on a survey?
