Concrete tile roofs: when to repair and when to re-roof
Concrete interlocking tiles cover most 1950s–1990s housing across our patch — the estates around Hinchley Wood, Berrylands and Hurst Park are textbook examples. They're cheap and quick but have a hard stop on lifespan.
The 50-year cliff
Concrete tiles look fine for decades, then degrade quickly. The cement face spalls, the colour washes out, and the tiles get porous and brittle within a few years of each other across the whole roof. That's why concrete roofs tend to need doing all at once rather than tile by tile.
Spotting end of life
Look for a patchy, faded colour, mossy water-holding surfaces, and tiles that sound dull rather than sharp when tapped. If several tiles have cracked or lost their face in one season, the rest are close behind.
Why re-roofing usually wins
Once the underlay (often 1960s bitumen felt that's now brittle) and the tiles are both end-of-life, chasing individual slips wastes money. A modern re-roof with breathable membrane, dry-fix ridge and current-profile concrete tile resets the clock for another 40+ years.
Matching profiles
Tile profiles change over the decades, so an exact old-for-old match for a repair can be impossible. For patch repairs we source the closest current profile; for re-roofs we choose a clean modern tile across the whole roof.
FAQs
Typically 40–60 years. They hold up well for a long time then deteriorate fairly suddenly as the cement face breaks down across the whole roof.
If the roof is otherwise sound, yes. But if the felt underneath is brittle and several tiles are spalling, a re-roof is better value than repeated repairs.
For a small repair we get as close as current profiles allow. For a full re-roof we use one consistent modern tile across the whole roof for a uniform finish.
