EPDM Rubber Roof

EPDM (rubber) is our default for larger flat roofs — single-sheet installs, no field seams, and a service life that comfortably outlives mineral felt.

Lifespan
25–50 years from a single-ply EPDM system, fully bonded.
Cost / m²
£90–£140 supplied and laid (warm-roof build-up)
Category
flat

Best for

Single-storey rear extensions, garages, larger flat areas where one continuous sheet avoids seams.

Where it fails

  • Mechanical damage from foot traffic (ladders, satellite installs)
  • Adhesive failure if laid in cold or damp conditions
  • Edge trim leaks when fascia kerbs are skimped
  • Cheap thin-gauge EPDM sold as the real thing online

Our repair approach

We use 1.2 or 1.5 mm Firestone-grade EPDM with proper kerbs, drip trims and warm-roof insulation — not the thin glue-and-go kits.

Our guides on this

EPDM roof maintenance checklist

Keep an EPDM roof clear at its outlets, inspect the perimeter trims and upstands, and look for standing water or changes in the deck. The membrane itself needs little attention; most avoidable trouble starts at drainage points, edges, penetrations or beneath the covering.

Flat roof systems compared and how long each lasts

Felt is cheapest and lasts 10 to 20 years. EPDM rubber is seamless on most domestic roofs and lasts 20 to 25. GRP fibreglass is the toughest underfoot at 20 to 30 years but costs more and dislikes a flexing deck. The deck and the detailing decide the outcome more than the brand.
