EPDM rubber roofing: is it worth it for your flat roof?
EPDM rubber has overtaken felt as the default flat-roof material on most of our domestic jobs across TW and KT postcodes — and for good reason. Installed properly it's a 20–25 year roof with no seams to fail.
What EPDM actually is
EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane supplied in one continuous sheet up to 15m wide. On a typical domestic flat roof — extension, dormer, garage — the whole roof is covered by a single piece with no field joints. That's the headline reason it outlasts felt.
EPDM vs felt vs GRP
Felt is the cheapest up front but has multiple lapped seams, which is where leaks start. GRP (fibreglass) is hard-wearing and looks neat but is more expensive and can crack on roofs that flex. EPDM sits in the middle on price, beats both on lifespan for most domestic flat roofs, and is the fastest to install.
When EPDM isn't the right choice
Heavily trafficked roofs (balconies, terraces) need a hardwearing top layer — GRP, asphalt or a walked-on system. Very complex flat roofs with lots of upstands and penetrations can sometimes be better in GRP because of the rigid finish. We'll always tell you when EPDM isn't the right answer.
Typical EPDM job timeline
A 20–30m² domestic flat roof is normally a 1–2 day job: strip the old deck back to sound boards, replace any rotten timber, glue down insulation if upgrading, then bond the membrane and dress the upstands and trims. We leave site clean and the roof watertight the same day.

Properly installed EPDM has a manufacturer-backed life of 20+ years and in practice often lasts 25–30. The main failure points are poor upstand detailing or cheap adhesive — not the membrane itself.
Sometimes — if the existing deck is sound, dry and reasonably flat. Most of the time we strip back to the deck because that's where hidden damp and rotten boards live. We'll inspect first and only overlay where it's genuinely sensible.
Per square metre, yes — typically 30–50% more than 3-layer felt. Over the roof's life it's cheaper, because you're not re-doing it every 10–12 years like a felt roof.
