Cost to replace slipped tiles or slates
This is the job where two quotes for the same house can differ most, and it is almost always access that explains it.
The tile itself is the cheapest part. The price is set by access (roof ladder, tower or full scaffold), the height and pitch of the roof, whether the material needs matching or sourcing, and whether the failures are in one place or scattered across the slope.
Access is the biggest single factor
A tile that takes twenty minutes to refit can still need a half day of scaffold erection and a strike afterwards. Where a repair is genuinely safe from a roof ladder we say so and price it that way. Where it is not, the scaffold is a real line on the quote.
One tile versus a scattered slope
Replacing three tiles in one area is one visit. Three tiles in three separate places on a steep roof is three set ups. If failures are appearing all over, nail fatigue is general and patching becomes a rolling cost.
Matching the material
Modern concrete profiles are easy and cheap. Reclaimed clay pantiles, hand made plain tiles and Welsh slate cost considerably more and sometimes need sourcing, which adds days. On period stock we price the honest match rather than fit a near enough tile that will always look wrong.
Slates need different fixings
A single slate cannot simply be nailed back, because the nail holes are covered by the course above. It is secured with a lead or copper tingle, or the surrounding slates are lifted. That is why slate work takes longer than tile work.
What else gets checked while we are up there
Ridge and hip mortar, the condition of the underlay under the gap, the battens, and the nearest flashing. Fixing the tile and ignoring perished underlay beneath it is how a repair fails a month later.
