Clay tile roofs: plain tiles, pantiles and longevity
Plain clay tiles are the classic covering on inter-war and older stock around Hampton and Teddington. They weather beautifully but have specific failure points worth knowing before you spend money.
Why clay outlasts concrete
Fired clay doesn't fade, spall or lose its surface the way concrete tiles do after 40–50 years. A good plain-clay roof routinely passes 80 years. The trade-off is that clay is more brittle, so frost-cracked and walked-on breakages are the main repair we see.
Common clay tile failures
Frost damage on cheaper or porous tiles (the face flakes after hard winters), cracked tiles from foot traffic or falling branches, and failed mortar bedding on the ridge and hips. The double-lap pattern means a single cracked tile rarely leaks immediately — which is why problems hide for years.
Matching old clay tiles
Colour and size vary by maker and age. We carry reclaimed plain clay where we can and blend new hand-made tiles for visible repairs so a patch doesn't stand out as a bright orange square on a weathered roof.
Repair or re-roof
Scattered cracked tiles are a straightforward fix. If the battens and underlay beneath are also at end of life — common on pre-1960 roofs — a strip-and-relay re-using the sound clay is far better value than repeated patching.
FAQs
Quality plain clay tiles last 80+ years. The underlay and battens beneath usually fail first, which is why re-roofs often re-use much of the original clay.
That's frost spalling — water absorbed into the tile face freezes and lifts the surface. It's more common on cheaper or older porous tiles and means those tiles need replacing.
Usually — we use reclaimed clay and hand-made matches blended across the repair so it weathers in rather than standing out.
